New regulations regarding the installation of vehicle charging points

On 15 June 2022 new regulations came into force setting out the building regulation requirements for the installation of vehicle charging points.
What to be aware of?
The new regulations will result in as many as 145,000 new electric vehicle charging points being installed across England each year. Therefore, careful consideration will need to be made to ensure compliance with the new regulations where work is being undertaken to new homes, new non-residential buildings and where residential or new non-residential buildings are undergoing major renovation.
What are the regulations?
- Every new home with on-site parking must have an electric charging point
- Where dwellings are created through or result from a material change of use, each dwelling must have access to an electric vehicle charge point
- Any residential buildings undergoing major renovation which will have more than 10 parking spaces on site after the renovation, must have:
- at least one electric vehicle charge point for each dwelling; and
- cable routes for electric vehicle charge points must be installed for all other parking spaces without a charge point.
- All new non-residential buildings that have more than 10 parking spaces on site must have:
- at least one electric vehicle charge point; and
- cable routes for electric vehicle charge points must be installed for one fifth of the total number of parking spaces.
The regulations do not apply to work subject to a building notice, full plans application or initial notice submitted before 15 June 2022, provided the work is started on site before 15 June 2023.
Looking forward
The government are taking decisive action to end the sale of new petrol and diesel cars and vans by 2030, with all vehicles being required to have a significant zero emissions capability from 2030 and be 100% zero emissions from 2035. With the ever rising cost of oil and gas the necessity for providing sufficient infrastructure for the transition to zero emission vehicles has never been more prominent.
The introduction of the new regulations will have implications on many sectors across England but none more so than property developers.
